The development
Winterbrook Meadows is a Berkeley Group development on Wyatt Way, Wallingford — one mile south of the town centre and a 15-minute walk from the River Thames. The scheme spans 502 homes ranging from 1-bed apartments to 5-bed houses, designed in traditional architectural styles inspired by the surrounding Oxfordshire villages.
Phase 2a (the Springmead Collection) launched in early 2026. Phase 2b (Summerleigh Collection) is scheduled for completions from Q2 2026 through Q3 2027. Houses are freehold; apartments are 999-year leasehold.
The masterplan includes a village green, chapel green, community gardens and allotments — giving the site a structured neighbourhood character rather than a conventional estate layout.

Transport
The development's core commuter proposition is the combination of two rail options. Cholsey GWR station is 1.8 miles away with a direct service to London Paddington in around 50 minutes. Didcot Parkway — 6.5 miles — offers faster trains: Paddington in 38–40 minutes, Oxford in 12 minutes, Reading in 12 minutes.
By road, the M40, M4, A34 and A329 are all within easy reach, making the site accessible for commuters working across the Thames Valley and Science Vale.
Schools
St John's Primary is 0.8 miles; St Nicholas CofE Infants is 1.5 miles; Fir Tree Junior is 1.6 miles. Wallingford School (secondary) is 1.5 miles. The University of Oxford is a 30-minute drive at 15.2 miles.
Employment proximity
Milton Park — one of the UK's largest science and technology parks, with 270+ companies and 9,000+ people — is 10 miles. Oxford Science Park is 12 miles. Culham Science Centre (fusion energy, UKAEA) is under 10 miles. Reading, a major business and technology hub, is 15 miles.
This makes Winterbrook Meadows a practical base for Science Vale workers seeking a lifestyle-led Thames-side town outside Oxford, without the Oxford premium.
Wallingford
Wallingford is a market town of around 11,600 residents — small, historically significant and premiumly positioned on the Thames. It has one of the best-preserved Anglo-Saxon street plans in England, 100+ listed buildings, a medieval castle earthwork, a Waitrose, a cinema and theatre (the Corn Exchange), and a riverside outdoor heated pool and Splash Park.
Agatha Christie lived at Winterbrook House (2 miles south at Cholsey) from 1934 until her death in 1976, and is buried at St Mary's, Cholsey. The Chilterns AONB begins a short drive to the south-east.
